Portions of the property, estimated at approximately 50 acres, appear to be higher, drier, and more walkable; however, buyers should complete their own investigations regarding the property's physical characteristics. Purchasers considering an estate residence, ranch, eco-farm, or other future use must consult with the Municipality, Conservation Authority, and other governing authorities regarding potential approvals while respecting the environmentally protected features of the land. This is a rare chance to acquire a substantial acreage in a highly desirable location within minutes of Barrie, Snow Valley Ski Resort, golf courses, and year-round recreational amenities. Buyers are responsible for conducting their own due diligence regarding zoning, permitted uses, development potential, environmental regulations, and all future intended uses.
