Green Resale Real Estate Marketplace

GREEN DEPARTMENT

A More Informed Home. A More Confident Decision.

1️. OVERVIEW

A home is more than a transaction. It’s where life happens — where monthly costs matter, comfort matters, and long-term decisions shape the future.

Today, many buyers and sellers are asking new questions:

  • What are the long-term operating costs of this property?
  • How efficient is this home?
  • Is this a smart choice for the years ahead?

The Green Department was created to help bring clarity to those conversations.

2️. THE GREEN REAL ESTATE DEPARTMENT

The Green Department supports more informed conversations around:

  • Operating cost awareness
  • Property performance considerations
  • Long-term value perspective

It is a structured advisory initiative within the brokerage — designed to make discussions clearer, more transparent, and easier to understand.

What We Do Not Do:

  • Engineering services
  • Energy audits
  • Construction or retrofit services
  • Environmental certifications
  • Performance guarantees

If technical evaluation is required, appropriate licensed professionals should be consulted.

Our role is to support informed real estate discussions — within the scope of professional brokerage services.

3️. THE GRMP™ APPROACH

The Green Department is guided by the GRMP™ approach.

GRMP™ is a structured framework developed by Sharmanarg Canada Inc. and implemented within the brokerage to support organized and transparent advisory conversations.

Its purpose is to structure discussions around operating considerations and property positioning in a clear and accessible way.

4️. FOR REALTORS®

Participation provides REALTORS® with an additional framework for discussing:

  • Long-term operating awareness
  • Value positioning considerations
  • Evolving buyer expectations

Participation does not change regulatory responsibilities or licensing obligations. It enhances the quality and structure of client conversations.

Independent educational programs such as CCGR offered by CREA may support professional development, but they are separate from the GRMP™ approach.

5️. EDUCATIONAL WORKSHOPS

The brokerage provides educational sessions to support REALTORS® in strengthening their understanding of:

  • Energy efficiency considerations
  • Operating cost awareness
  • Practical guidance for clients seeking improved home performance
  • Responsible property positioning aligned with Canada’s evolving sustainability objectives

Workshops focus on education and awareness only and do not constitute engineering advice, environmental certification, or technical performance evaluation.

6️. GREEN PROPERTY POSITIONING

Any property can benefit from clearer positioning — especially:

  • Homes with improved energy efficiency
  • Upgraded or upgrade-ready properties
  • Performance-oriented residential homes
  • Select commercial properties

Energy-related considerations do not replace formal inspections, engineering assessments, or technical evaluations.

7️.  UPDATES

The Green Department will periodically share updates regarding educational workshops and information sessions.

The first Green Department information session for REALTORS® was held at the Barrie Office on Wednesday, February 18th.

Future seminars and sessions will be announced as scheduled.

8️.  LOOKING AHEAD

The real estate market continues to evolve.

The Green Department reflects growing awareness of operating costs and long-term sustainability considerations.

Our goal is simple: to support better conversations — and more confident decisions.
